San Diego Uptown Area Median Houses Prices thru Oct 2011

Greetings All,

The latest in San Diego SOLD home prices through Oct 2011.

For HOUSES, in the 18 different zip codes which I track, the median sold prices look like:

·         Compared to 1 mo ago, 56% of zips either went up in market value or stayed essentially the same (within +/-5% market value) over values of the prior month. Most notable of these was Pacific Beach with an 18% increase on 10 houses sold.

·         Compared to 2 mos ago, the market value of 50% are still either at a higher value or stayed essentially the same (within +/-5%) over the values of 2 months prior. Here we have our leader being again Pacific Beach with a 19% increase on 10 houses sold. Also, over both of the past 2 mos straight, 39% of zips have shown an increase or stayed essentially the same in market value.

·         Compared to 1 year ago, we have 44% with a market value either higher or essentially the same (within +/-5%).  In this 1 yr category, with a 17% increase over market values of 1 yr ago, is Pacific Beach with 10 houses sold and also Del Cerro with a 17% increase on 26 houses sold.

Summary:   The below chart gives you an excellent overview of San Diego home prices by comparing the percentages of my tracked zip codes that either increased or held steady in home value:

Keep in mind that my 13 zip codes for condos and 18 zip codes for houses, are only a portion of the entire San Diego picture. It is the norm for any one particular zip code to have a positive increase in market values for 1, 2, or 3 months and then in other months to see a decrease in market values. While prices may go up & down within any given year-long period, what we are really looking for is a general increase from year to year so that the rise of the "up" months is higher and thus outweighs the dips of the "down" months. So if we have close to 50% of our zips increasing in market value from 1 yr prior, this is a good sign. The movement upward may be slow for sure, but, in our tracked San Diego zip codes, it is still movement upward!

Having fun in San Diego doesn’t require a lot of money; in fact, many things to see and do here are absolutely free. With 70 miles of beautiful beaches, near-perfect weather year-round, and a variety of magnificent settings countywide, San Diego offers a fun and inexpensive getaway during all seasons of the year.

Free Activities for Kids and Adults in San Diego

  1. Head to San Diego’s many beaches, all free to the public, to swim, body surf or hang-ten. Play in the sand, collect seashells or just bask in the sun.
  2. Visit La Jolla Cove and see the magnificent sunset on the ocean. La Jolla Cove is one of the most spectacular natural settings in the world.
  3. Visit downtown San Diego's Seaport Village for hours of free entertainment, leisurely strolling and window shopping. Enjoy a laid-back day of hanging out in the grass and watching the many passing yachts and ships on picturesque San Diego Bay, or take in the sights from one of the many bay-view eateries.
  4. Stroll through the 16½-block historic Gaslamp Quarter in downtown San Diego and view the renovated turn-of-the-century Victorian architecture, home to boutiques, art galleries, specialty shops and more.
  5. Fly a kite along the grassy field in the Tecolote Shores of Mission Bay Park, a 4,600-acre aquatic park. Here, away from trees and overhead wires, friends and family gather to launch colorful kites into the bay breezes.
  6. Enjoy free organ concerts at 2:00 pm on Sundays at the Spreckels Organ Pavillion in Balboa Park. The Organ Pavillion features one of world’s largest outdoor pipe organs, a San Diego landmark since 1914, where organists play traditional favorites, waltzes and show tunes on enormous 32-foot pipes.
  7. Visit Old Town and witness the living legacy of San Diego history. Guests are also invited to wander free through Old Town’s historic buildings, including the blacksmith shop, Seeley Stables, Stewart House, Estudillo House and the oldest schoolhouse in San Diego.
  8. Bike or jog along Mission Bay Park’s many trails. Joggers and walkers share more than 20 miles of scenic running paths that wind through sunlight and shade near the shoreline and feature workout courses at planned stations along the route.
  9. Visit the U.S. Olympic Training Center in Chula Vista for a free tour of the 150-acre facility, including training fields and tracks, athlete dorms and the Otay Lake Reservoir. Tours are offered from the Copley Visitor Center at 11:00 am on Saturday. Self-guided tours are available daily between 9:00 am - 4:00 pm.
  10. Stargaze outside the Reuben H. Fleet Science Center in Balboa Park on the first Wednesday of every month. The San Diego Astronomy Association sets up huge telescopes to offer guests a great view of all the stars in the night sky.
  11. Take a scenic, one-hour drive to Mt. Laguna. Once there, hop out for an invigorating hike and enjoy the fresh mountain air whispering through the pines.
  12. Step back in time with a stop in Julian, a century-old gold mining town in the Cuyamaca Mountains. Pick up a free map at the Chamber of Commerce for a self-guided walking tour of the area’s historic sites and later enjoy a slice of homemade apple pie – a Julian specialty!
  13. Grab your picnic basket and head to Torrey Pines State Park where you can watch talented and daring hang gliders do tricks in the strong winds that sweep along the coastline cliffs.
  14. The 59-Mile Scenic Drive allows travelers to take in all of the must-see places in San Diego.
  15. Rollerblade, skateboard or bicycle along the Mission Beach Boardwalk, a scenic 3-mile boardwalk along picturesque Mission and Pacific Beaches.
  16. Visit Mission Trails Regional Park to explore the cultural, historical and recreational aspects of San Diego. Stop at the Visitor’s Center and learn about the wonders of nature and the people who once lived on the land. Or, roam through the park’s 40 miles of natural and developed hiking and biking trails.
  17. Go scuba diving or snorkeling off San Diego’s shores and see spectacular creatures of the sea. La Jolla Cove offers some of the clearest waters on the California coast, as well as miles of protected underwater preserves to explore.
  18. Go bird watching at the Torrey Pines State Reserve. Located high above Torrey Pines State Beach, the area is home of the rare and ancient Torrey Pine as well as a beautiful protected habitat for swifts, thrashers, woodpeckers and wrentits.
  19. Stroll through Balboa Park and marvel at its beautiful Spanish Colonial Revival architecture. While there, take advantage of the park’s variety of offerings, including 15 museums (select museums free on Tuesdays for San Diego residents), free daily park tours, public organ concerts (Sundays), and spectacular gardens (seven are free daily).
  20. Visit other museums around town that offer similar free days. Both the downtown and La Jolla locations of the Museum of Contemporary Art San Diego are free on the third Thursday of each month from 5:00 - 7:00 pm.
  21. Gather family, friends and firewood for a cozy beach bonfire at one of the beaches in San Diego County, including Coronado Beach, La Jolla Shores and Mission Beach.
  22. Explore the tidepools in Point Loma at low tide and get up close and personal with flowery anemones, scampering shore crabs, elusive octopus, spongy deadman's fingers and many other magnificent sea creatures.
  23. Drive to the top of Mt. Soledad in La Jolla for breathtaking, 360-degree views of San Diego, including the gently curving La Jolla coastline and Mission Bay. Spectacular views of San Diego’s East County communities also await guests at the top of Mt. Helix.
  24. Visit the Anza-Borrego Desert State Park and experience the natural beauty of the desert. The 600,000-acre park is one of the largest state parks in the United States and each spring, following winter rains, explodes into a rainbow of colorful wildflower blossoms.
  25. Take a scenic walk along The Big Bay, San Diego's "largest attraction." With 27 miles of waterfront featuring bayside parks, marinas, hundreds of shops and restaurants, and miles of promenades and bikeways, the Big Bay appeals to all ages and interests.

Mortgage Rates: Sunday Mortgage Rates Move Lower

Mortgage rates are lower today, Sunday November 6, 2011.

Current mortgage rates on 30 year home loans are averaging 4.08%, down from yesterday’s average 30 year mortgage rate of 4.10%. Mortgage rates today on 15 year home loans are averaging 3.37%, a slight decline from yesterday’s average 15 year mortgage rate of 3.38%. 

You can find mortgage rates from several lenders below the average rates by using our rate tables here: Mortgage Rates. Unlike most websites, no personal information is needed to view a list of mortgage rates.

Current mortgage rates on 30 year jumbo home mortgage loans are averaging 4.49%, down from yesterday’s average 30 year jumbo mortgage rate of 4.52%. 15 year jumbo mortgage rates are averaging 3.73%, down from yesterday’s average 15 year jumbo mortgage rate of 3.76%.

Conforming Adjustable Home  Loans – Mortgage Rates Current

1 year adjustable mortgage rates today and refinance rates are averaging 3.79%, up from last week’s average 1 year adjustable mortgage rate of 3.77%.

3 year adjustable today’s mortgage rates are averaging 2.60%, down from last week’s average 3 year adjustable mortgage rate of 2.74%.

5 year adjustable mortgage rates are averaging 2.78%, a decrease from the prior week’s average 5 year adjustable rate of 2.82%.

Current 7 year adjustable mortgage rates currently and refinance rates are averaging 3.12%, no changed from the previous week’s average 7 year adjustable mortgage rate.

10 year adjustable mortgage rates currently are averaging 3.60%, unchanged from last week’s average 10 year adjustable rate.

Adjustable Jumbo Home Mortgage Loans – Mortgage Rates Currently

Current 1 year jumbo adjustable mortgage rates are averaging 4.50%, up from last week’s average adjustable jumbo mortgage rate of 4.05%.

3 year adjustable jumbo mortgage rates today are averaging lower at 3.42%, down from last week’s average 3 year jumbo adjustable rate of 3.49%.

5 year adjustable jumbo mortgage rates and refinance rates currently are averaging 3.03%, up from last week’s average jumbo adjustable rate of 3.02%.

7 year jumbo adjustable mortgage rates and refinance rates today are averaging 3.57%, unchanged from last week’s average 7 year adjustable home loan rate.

10 year jumbo loan rates and refi rates are averaging 3.97%, up from the prior week’s average 10 year jumbo home mortgage loan rate of 3.96%.

Conforming Interest Only Adjustable Mortgage Lending Rates – Mortgage Rates Today

3 year interest only adjustable mortgage loan rates and refinancing rates are averaging 2.85%, down from last week’s average interest only mortgage loan rate of 3.15%.

5 year IO adjustable loan mortgage rates and mortgage refinance rates are averaging 2.93%, down from last week’s average five year interest only home mortgage rate of 3.18%.

7 year interest only adjustable mortgage rates and refinance rates are averaging 3.44%, down from last week’s average 7 year interest-only mortgage lending rate of 3.54%. Of course you can find mortgage lenders and mortgage brokers offering mortgage lending rates below the averages.

Interest Only Jumbo Loan Interest Rates – Current Mortgage Rates

Today’s 3 year jumbo interest only adjustable loan rates are averaging 3.58%, down from last week’s average jumbo adjustable interest only rate of 3.67%

Today’s adjustable mortgage rates on 5 year adjustable home loans are averaging 3.43%, a decrease from last week’s average IO home mortgage rate of 3.44%.

Current adjustable mortgage rates on 7 year jumbo home loans are averaging 3.79%, unchanged from last week’s average jumbo 7 year home loan rate.

Current Home Equity Loan Interest Rates 

Today’s 10 year home equity loan rates are averaging 6.45%, unchanged from last week’s average home equity loan rate.

Current 15 year home equity rates are averaging 6.41%, no change from last week’s average home equity loan rate.

Home Equity Line of Credit Rates Today

Today’s home equity line of credit rates are averaging 4.81%, unchanged last week’s average rate HELOC rate.
